The site covers 16,700 m2 and the hall area amounts to 8,400 m2. Completion is scheduled for November of this year. These versatile commercial properties in city regions are part of a future trend.
(Hamburg/Moosburg) Garbe Industrial Real Estate GmbH is advancing its activities in the metropolitan region of Munich. The Hamburg-based project developer is developing a multi-user property for Union Investment in Moosburg on the Isar (Freising district) on a 16,700 square meter site with a hall area of 8,400 square meters. Completion is planned for November of this year. Union Investment acquired the project as part of the portfolio deal Logistrial for its open-ended real estate fund UniImmo: Europa.
The new building in the Degernpoint industrial area is suitable for both production and trade as well as for logistics services. The larger part of the building, with 5,300 square meters of hall space and 720 square meters of office and social space, has already been leased to C+R Hydraulics GmbH. The company specializes in the manufacture and storage of hydraulic components, which are to be delivered worldwide from the Moosburg location starting at the end of the year. C+R Hydraulics GmbH has branches in Stuttgart, Wuppertal, and Terneuzen (NL).
Expansion opportunities for regional companies
“We are pleased to have found a suitable location and a property tailored to our needs,” explains Hans Raab, Managing Director of C+R Hydraulics GmbH.
“For Garbe, it is important to provide regional companies with the opportunity for expansion or relocation,” explains Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH.
The additional approximately 3,100 square meters of hall space currently under construction are being marketed. Dividing the space into two smaller units of 1,500 square meters each is easily possible. “This flexibility makes the property interesting for various uses,” emphasizes Hempel. The project developer is in discussions with both regional and national companies.
In the leasing to C+R Hydraulics GmbH, the real estate service provider BNP Paribas Real Estate acted as an intermediary and advisor.
