3. February 2021The logistics property planner Panattoni is developing around 36,000 sqm of space at the Berlin Marzahn location. The innovative campus solution combines business and logistics park for the first time. A total of 14 business park units with flexible usable space and excellent infrastructural connections will be created.
(Hamburg/Berlin) Panattoni, the leading project developer for industrial and logistics properties in Europe, is realizing the third “City Dock” project at the Berlin location. In addition to the two City Dock developments that started in 2020 in Berlin Spandau and Falkensee, an innovative campus solution is being created in Marzahn, which for the first time combines the two asset classes of business and logistics park. This enables the settlement of a wide range of users consisting of small and medium-sized enterprises, manufacturing businesses, and logistics service providers.
On a plot area of around 57,000 sqm, Panattoni is realizing approximately 36,000 sqm of gross floor area. The business park areas offer, in addition to a warehouse and production area of approximately 10,700 sqm, individually designed flex and office spaces of around 3,300 sqm each. The building height is 8.20 m. The logistics park includes about 15,100 sqm of storage space, approximately 640 sqm of office space, and about 1,700 sqm of mezzanine space. This results in a total of 14 business park units, each ranging from 650 to 950 sqm, with the logistics unit being divisible into three autonomous rental areas of approximately 5,000 sqm each, with a building height of 12 m. Additionally, 243 parking spaces will be created, of which 163 will be in a dedicated parking garage.
Excellent Connectivity
Panattoni is developing the City Dock with excellent connectivity to individual traffic as well as to various public transport connections on a former trust property that was used as a warehouse for chemical foreign trade during the GDR era. The project developer will begin dismantling the existing building, which is approximately 20,000 sqm in size, in mid-2021. The new business and logistics park will be built according to the DGNB Gold standard, and as part of a sustainable energy supply, preparations for a photovoltaic system on parts of the roof areas are being pursued. The possibility of connecting to district heating is also being examined.

Panattoni aims to complete the latest City Dock in Berlin by mid-2022. Colliers Berlin acted as the brokerage company. The completion of a City Dock by Panattoni in Essen is also scheduled for mid-next year.
