13. March 2021Panattoni is developing a second City Dock in Hilden near Düsseldorf, North Rhine-Westphalia. The business park features approximately 19,500 sqm of usable space on the vacant lot of a former felt factory. Completion is planned for mid-2022. This is already the sixth City Dock that Panattoni is developing in Germany.
(Hamburg/Hilden) Panattoni, the leading project developer for industrial and logistics properties in Europe, is realizing a business park based on the ‘City Dock’ concept in Hilden near Düsseldorf. This will create the second innovative commercial park in North Rhine-Westphalia alongside the City Dock in Essen. Overall, this marks the sixth establishment of a City Dock in Germany. Additional projects are currently underway in Berlin and in Leonberg near Stuttgart.
With the City Docks, Panattoni creates small-scale commercial and logistics spaces in urban or city center locations for small and medium-sized enterprises, start-ups, and established branch operators. Due to the flexibly designed and modularly expandable spaces starting from 700 sqm, the business parks are available to a wide range of industries including retail, trade, production, and logistics. The City Dock Düsseldorf East is centrally located between the economic hubs of Essen, Duisburg, Düsseldorf, Leverkusen, and Wuppertal, with approximately 8.7 million inhabitants.
Excellent Connectivity
The property has excellent access to the federal motorways A3, A46, and A59 and is only 25 minutes by car from Düsseldorf with its airport and inland port. A suburban train connection and a bus service are reachable within a 10-minute walk.
In the South-West industrial area of Hilden, Panattoni is developing approximately 19,500 sqm of usable space on a plot of around 27,000 sqm, divided into about 11,500 sqm of warehouse space, approximately 4,000 sqm of office space, and about 4,000 sqm of flexible space. This is located below the office areas and can be individually designed according to user needs.
As part of the project development, Panattoni is revitalizing the vacant area of a former felt factory. In constructing the modern new building, Panattoni aims for DGNB Gold certification. To improve traffic conditions in the area, the establishment of a new traffic light system is planned.
Meeting Demand for Flexible Spaces

The location of Hilden, situated between several significant metropolises, speaks for itself and is attractive for companies from various sectors,” says Fred-Markus Bohne, Managing Partner at Panattoni.
The construction start for the City Dock Düsseldorf East is scheduled for late 2021, with Panattoni expecting completion by mid-2022. The company Aengevelt acted as the broker.
