May 2021Productivity increase, growth potential, and improved transport connections – these are the major advantages that the new land transport terminal in Herbrechtingen, northeast of Ulm, will offer DB Schenker and its customers. The commissioning of the state-of-the-art cross-dock terminal, realized by Panattoni, the leading project developer for industrial and logistics properties in Europe, is planned for May 2022.
(Frankfurt/Hamburg) The future site in the industrial area on Robert-Bosch-Straße, Herbrechtingen, is located in direct proximity to the A7 motorway, an important north-south connection. With this optimal transport connection, Herbrechtingen forms a strategically ideal new hub to further densify DB Schenker’s Europe-wide land transport network.
The buildings will be constructed on an area of 40,000 square meters and will be realized as a build-to-suit solution, where the property developer Panattoni builds according to the exact specifications and needs of DB Schenker.
Particularly fast goods handling
On the site, 6,675 square meters of storage and logistics space, 1,912 square meters of office and social space, 309 square meters of storage mezzanine space, and 15,139 square meters of paved outdoor space will be created. The architectural design of the logistics property enables highly optimized loading and unloading processes, ensuring particularly fast handling of goods and products. In conjunction with the accelerated motorway access, the new location will offer customers significantly faster throughput times. This productivity increase is also the basis for further growth at the location for DB Schenker.
Matthias Huber, branch manager at DB Schenker in Ulm, looks forward to the joint project with Panattoni: “The new construction of our branch in Herbrechtingen elevates our presence in the region and thus the service for our customers to a new level. In addition, state-of-the-art workplaces will be created, providing an ideal working environment for our employees.”
Analysis of the traffic situation
In planning the property, Panattoni conducted a comprehensive analysis of the traffic situation at the site to examine the social compatibility of the project. The results clearly indicated that the planned use would not lead to significant additional burdens. Furthermore, the new establishment of DB Schenker meets the extensive catalog of measures of the German Sustainable Building Council (DGNB) to achieve a Gold certification.
The ecological, economic, and sociocultural targets are achieved, among other things, through the recycling of wastewater and the use of rainwater collected on-site, the flexible usability of the property without further interventions in the environment, the use of various soundproofing techniques, and the gentle integration of the property into the local habitat while preserving biodiversity along the Brenz. To promote the use of environmentally friendly means of transport, Panattoni has planned the installation of electric charging stations.
City of Herbrechtingen welcomes the establishment
Daniel Vogt, mayor of the city of Herbrechtingen, welcomes the establishment: “Our industrial area offers numerous location advantages for logistics companies, not least the favorable transport location. Therefore, we are pleased that an internationally operating company like DB Schenker is settling here.”
Before construction begins, extensive earthworks are necessary, which Panattoni will complete by June 2021. “Our thanks go especially to the city of Herbrechtingen, with which we were able to find a quick solution for our client’s space requirements. The location is excellently suited for the demands of the globally operating logistics service provider DB Schenker,” comments Fred-Markus Bohne, Managing Partner of Panattoni, on the planned project development.
