The location is in Dahlewitz, south of Berlin, about 15 km from Berlin Airport (BER). Part of the construction project includes extensive measures to promote sustainability and biodiversity. Completion is planned for the third quarter of 2021.
(Berlin) Four Parx, an innovative project developer specializing in commercial and logistics spaces, has already achieved full occupancy of a commercial and logistics property in southern Berlin before its completion. The planned property is being developed in Dahlewitz, south of Berlin, approximately 15 kilometers from Berlin-Schönefeld Airport. The local commercial area Eschenweg is the largest in the municipality of Blankenfelde-Mahlow, with the Rolls Royce engine plant as the main user, and is visible from the A10 motorway.
The main tenant is Amazon. The online retailer Amazon has leased over 15,300 m2 of warehouse and office space and will use it for package sorting on the last mile. Martin Andersen, Director of Amazon Logistics in Germany, expresses satisfaction with the collaboration: “We are very pleased to open a distribution center for Berlin, which incorporates more than 20 years of logistical expertise, technological advancement, and investments in transport infrastructure. This way, Amazon customers benefit from faster and more flexible delivery options.”
Amazon has access to approximately 15,300 m² of rental space, with 5 truck unloading gates in addition to 2 ground-level gates. Notably, this project features extensive, future-oriented charging infrastructure that supports Amazon’s future e-mobility strategy at this location. Approximately 70 van parking spaces will be pre-equipped with charging stations of up to 50 KW, and the truck loading stations will also receive fast charging stations. Both parties have made significant investments in the property through close collaboration, ensuring that Amazon’s use of the property can occur at a high ecological and forward-looking level.
The second tenant is the Cosentino Group
The second long-term tenant is the Cosentino Group, a family-owned company from Spain that operates worldwide and manufactures and distributes high-quality and innovative surface materials for design and architectural purposes. Cosentino leases a total area of over 2,900 m2 in the property and operates its branch for Berlin and Brandenburg here.
In this project, Four Parx places particular emphasis on a comprehensive sustainability concept and implements some of its new sustainability measures for the first time. In front of the entire rear hall facade, a planting will be created on a self-supporting steel structure standing at a distance from the hall facade, reaching a height of up to 11 m. This new greening concept is associated with an investment of approximately €600,000 and creates a vertically greened area of about 1,900 m². This positively impacts the building climate, as the plants absorb CO2 and produce oxygen. Additionally, they help bind fine dust and provide noise protection, contributing to the preservation of biodiversity. The massive impression of the hall area is broken up by the greening, which increases the aesthetic value of the property and contributes to its integration into the surroundings.
Peat Revitalization and Water Retention
In addition to measures such as the construction of a wall lizard habitat and the establishment of 2 hectares of lark windows, Four Parx finances, as an ecological compensation for the sealing of this area, in collaboration with the Landscape Conservation Association of Middle Brandenburg e.V., the peat revitalization and water retention of 20,000 m² of moorland to bind over 350 tons of CO². Furthermore, the property meets the criteria catalog of the Gold Certificate of the German Sustainable Building Council (DGNB).
