24. August 2021With a symbolic groundbreaking ceremony, Garbe Industrial Real Estate GmbH officially initiated the construction of a state-of-the-art logistics property in Burgenland today. The facility, with a hall area of 31,500 square meters, is being built in the Müllendorf Business Park, 55 kilometers south of Vienna. The new building is expected to be completed in the first quarter of 2022. The Hamburg-based project developer is investing around 28 million euros in the location.
(Hamburg/Müllendorf) The logistics center is planned to have a total area of 34,000 square meters, of which 31,500 square meters will be allocated to the hall. It will have a height of 10.50 meters (bottom edge of the truss) and a load capacity of six tons per square meter. “This makes the new building suitable for a wide range of logistics services,” says Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. Which companies will utilize the new building is still undecided. “We are in contact with various potential tenants,” says Jan Dietrich Hempel. “The demand is expected to be high. Therefore, we anticipate leasing even during the construction phase.”
The hall is designed to be divisible into units starting from approximately 5,000 square meters. Trucks can dock at 30 gates for loading and unloading. 1,500 square meters are designated for offices and social rooms. 700 square meters will be mezzanine areas. The outdoor area will feature parking spaces for 89 cars and 15 trucks. To harness renewable energy, the hall roof will be pre-equipped for a large-scale photovoltaic system. Goldbeck Rhomberg GmbH has been commissioned as the general contractor for the construction of the logistics property.
Proximity to Vienna, Bratislava, and Budapest
Just a few months ago, Garbe Industrial Real Estate acquired the approximately 63,000 square meter ready-to-build plot. This is one of the last available areas in the Müllendorf Business Park. “The location between East and West, the proximity to the metropolitan areas of Vienna, Budapest, and Bratislava, the transport connections, and the favorable economic conditions were the decisive factors for us to engage here,” emphasizes Jan Dietrich Hempel.
The site is located five kilometers west of the state capital Eisenstadt, just a few hundred meters from the junction to the A 3 motorway. It connects Müllendorf northward to Vienna. To the south, the Austrian-Hungarian border is 15 kilometers away. The Slovak capital Bratislava is about 80 kilometers away.
Enhancement of the Economic Location Müllendorf
Müllendorf’s mayor, Werner Huf, welcomes the new establishment: “The construction of the logistics center will ensure a healthy mix of industries in the business park and create additional jobs. Thus, the investment by Garbe Industrial Real Estate enhances our economic location in multiple ways.”
The Burgenland Economic Agency has supported the establishment – from the sale of the land to realization. “The establishment of Garbe Industrial Real Estate strengthens not only the Müllendorf Business Park but the entire economic location of Burgenland,” says Economic Agency Managing Director Mag. Harald Zagiczek.
