This is the second forward-funding deal between Fiege and LIP. The center will be utilized by Fiege’s Industrial and Tire business unit.
(Gengenbach/Greven/Munich) It has taken almost exactly a year, and now the new logistics center is completed: The Fiege Group is commissioning its multi-user center in Gengenbach, Baden-Württemberg. On the 73,000-square-meter site near the German-French border between Strasbourg, Freiburg, and Stuttgart, a three-story office building and four hall sections have been constructed, providing around 40,000 square meters of storage space for various customers, including a major tire manufacturer. The operational start is planned for October.
The new logistics property in Gengenbach meets the Gold status of the German Sustainable Building Council (DGNB). This allows the family-owned company Fiege from Greven, Westphalia, to implement its sustainability goals in addition to its growth objectives. “In addition to comprehensive LED lighting, a photovoltaic system, and infrastructure for e-mobility, we have also planned a wildflower meadow on the site,” says Jan Fiege, Managing Director of Real Estate at Fiege. “Moreover, the overarching building management technology enables sustainable, cross-trade operations management.”
High-Quality and Modern Construction
LIP Invest had already acquired the project development as a forward deal and invested more than 50 million euros in the new building. “With the purchase of the multi-user center, we can further increase our location allocation in the portfolio. The property impresses not only with its location but also with its high-quality and modern construction. With the easy subdivisibility of the hall and the numerous loading docks, it has a high degree of third-party usability,” says Bodo Hollung, partner and managing director of LIP Invest.
The construction project was implemented by the Fiege Real Estate business unit in collaboration with the architecture firm Krüger Consult and Bremer AG as the general contractor. Gengenbach’s mayor, Thorsten Erny, praises the rapid completion of the new building: “It is impressive to see that the entire new building was completed in just one year. Now we are looking forward to welcoming the family business Fiege here in Gengenbach.”
Better Coverage of Southern Germany, Switzerland, and France
The new multi-user center in Gengenbach will be used by Fiege’s Industrial and Tire business unit. Christian Wierling, Managing Director of the business unit at Fiege, explains: “Gengenbach is an extremely valuable strategic location for us in tire logistics and offers our customers the opportunity to cover the southern German area as well as Switzerland and France even better.” Furthermore, the location in Gengenbach is the perfect extension to the Fiege location in Lahr, about 30 kilometers away in the Black Forest, says Wierling. “With the new multi-user center in Gengenbach, we are not only serving our own growth strategy but especially that of our customers.”
