The property features approximately 36,698 sqm of total rental space, including about 4,000 sqm of office space. SWARCO Dambach, an expert in customized solutions for systems for securing, directing, and regulating road traffic, is the seller and new main tenant.
(Cologne/Gaggenau) Frasers Property Industrial is acquiring a commercial property in Gaggenau in the central Upper Rhine region of Baden-Württemberg as part of a sale-and-leaseback transaction. The seller and main tenant is SWARCO Dambach GmbH. The site is located in the industrial area of Gaggenau on Adolf Dambach Street and has a total area of approximately 80,000 sqm. The property includes several production, logistics, and office buildings, which have a total rental area of about 36,698 sqm.
The commercial property has favorable connections for both transport and local public transport. Right next to the building is a suburban train station, allowing for a 20-minute journey to Rastatt and a 35-minute journey to Karlsruhe main station. Additionally, the federal road B462 is in immediate view of the industrial area and provides access to the A5 motorway near Karlsruhe. This ensures proximity to France and a direct route to Basel at the French-Swiss border.
