September 2021Land purchase in winter, construction start in autumn: With the symbolic first groundbreaking in September, Online System Logistics (OSL) emphasizes the importance of the new office and social building being constructed directly at the central hub in Schlitz near Fulda. Spacious break and changing rooms, as well as modern sanitary facilities, a training room, offices, and 120 parking spaces for cars are planned for drivers. The energy-efficient building made of wood is expected to be completed by mid-2022.
(Schlitz) “We are very pleased that we can build new facilities in Schlitz and provide our employees with better working conditions there,” says Petra Welling, Managing Director of Online System Logistics GmbH & Co. KG. “The current premises have aged and are not suited to the personnel growth of recent times.” For the new building, the OSL real estate company, consisting of system partners, has acquired the adjacent corner plot of approximately 10,000 square meters next to the central hub.
Photovoltaics also generate electricity for the hub
On the roof of the new building, a photovoltaic system will generate energy. It is intended to cover the energy needs of the fully air-conditioned building throughout the year and additionally supply electricity to the central hub. Charging stations for electric cars will be installed in the employee parking lot in anticipation of increasing electromobility.
The new building is designed to meet the KfW criteria for an “Efficiency House 55”: Compared to a reference building that complies with the Building Energy Act (GEG), it requires only 55 percent of the primary energy such as coal or mineral oil. At the same time, the thermal insulation is 30 percent better, and the wooden construction offers high energy efficiency. “Sustainability is a must for us – and also economically attractive,” explains Petra Welling. “Although the investment costs are higher at the beginning, they balance out through lower maintenance costs.”
Time for modernization
As soon as the new building is occupied, the renovation of the old premises will begin. “We will soon start with the basic renovation of the dispatch office, which is located directly in the hub,” says Petra Welling. “The sanitary facilities will follow as soon as we can move into the new building.”
The new building in numbers:
– 10,000 sqm of land
– 3,000 sqm of outdoor space (access road and parking)
– 800 sqm of usable building space over two floors
– Photovoltaics, heat pump, ventilation system with heat recovery, and wooden construction minimize the CO2 footprint
– Total investment of 2.5 million euros (2.2 million euros for the building, 0.3 million euros for the land)
