Industrial and Logistics Real Estate at Record Levels
11. October 2021The 6th Logix publication titled “Logistics on the Last Mile – Real-Labor City” focuses on the topic of city logistics and city logistics real estate. The presentation will take place at Expo Real in Munich as part of the discussion forum “Let’s talk logistics.” The publication includes a comprehensive examination of logistical solution potentials for creating sustainable city centers.
(Weiterstadt/Munich) The Initiative for Logistics Real Estate (Logix) is releasing its new publication “Logistics on the Last Mile – Real-Labor City.” The work will be presented on October 12, 2021, at the real estate trade fair Expo Real in Munich during the expert discussion forum “Let’s talk logistics.”
The current publication focuses on the future of city centers and the proactive role that city logistics and city logistics real estate can play in shaping sustainable urban centers and neighborhoods. Authors Michael Kuchenbecker, LNC LogisticNetwork Consultants GmbH, Horst Manner-Romberg, MRU GmbH, and Janine Zimmermann, Drees & Sommer SE, conduct a holistic examination of the challenges faced by cities and municipalities in creating a functional supply and disposal structure. Key topics include:
- a booming online trade (e-commerce)
- increasing traffic volume
- rising requirements for environmental and climate protection
- potentials through digitalization and new technologies
- new delivery and shipping offers, including express delivery services
- space shortages for logistics in cities
- and much more.
Analysis of Logistics in City Centers
The Logix publication analyzes how logistics can provide convincing approaches to shaping city centers and achieving climate protection goals through innovative concepts in transportation, real estate, and infrastructure. Specifically, the challenges for successfully managing the last mile are discussed using novel building concepts and car-free, green neighborhoods. Related topics such as digitalization, sustainability, and the transformation of modern commerce are also considered.
“The sustainable supply of city centers is a topic that is gaining importance in light of the growing e-commerce. In the current Logix study, innovative delivery and transport solutions therefore play a central role and provide many thought-provoking ideas,” says Horst Manner-Romberg.
Challenges for Cities Regarding Logistics are Diverse
“The challenges for today’s cities are multifaceted and characterized by various, sometimes contradictory requirements. Numerous logistics solutions are being conceived, tested, further developed, and sometimes discarded. Thus, the city has become a real laboratory. It is clear that there is not one solution. We examine the different approaches in detail in the study,” comments Michael Kuchenbecker.
“When conducting a comprehensive analysis of the future of cities, addressing novel real estate concepts is essential. This is particularly true for logistics, where technological and organizational innovations in the field of real estate and neighborhoods are already present. A focus of the Logix study will be the aspect of sustainability,” says Janine Zimmermann.

The central question is about reliable logistical supply for the economy and the population.
