12. October 2021The Prologis distribution center for the online retailer Euziel International in Datteln is the winner of the Logix Award 2021. On October 11, the first evening of this year’s Expo Real in Munich, the German Logistics Real Estate Award (Logix Award) was presented for the fifth time for the best logistics real estate development in Germany over the last two years. Approximately 100 invited guests from the logistics real estate market gathered for the ceremonial award presentation while adhering to the current Corona hygiene regulations.
(Weiterstadt/Munich) Prologis realized the logistics property for the online retailer Euziel International GmbH based in Remscheid in Datteln, North Rhine-Westphalia. The distribution center was completed in September 2020 with a total usable area of 27,806 sqm. In the development, Prologis particularly focused on the aspect of sustainability. The property is the first logistics property in Germany to be certified according to the WELL Building Gold Standard. In collaboration with the WELL Building Institute, Prologis had previously adapted the WELL Building Standard for logistics properties to create a pleasant and healthy working environment for employees. This includes, among other things, monitoring air quality and measuring climate, reducing noise levels, greening the interior, creating a “Living Zone,” and providing attractive outdoor areas.
The jury also rated the elaborate redevelopment of the industrial wasteland of approximately 50,000 sqm in the structurally transformed (northern) Ruhr area as particularly worthy of the award. Furthermore, the property is certified according to the DGNB Platinum Standard (German Sustainable Building Council).
Prologis wins the Logix Award for the second consecutive time. In 2019, the developer received the award for the realization of the distribution center in Muggensturm near Rastatt for the cosmetics manufacturer L’Oréal. This property was the first CO2-neutral logistics property in operation in Germany.

Climate Protection and Ecology Gain Importance
The three other finalists for the Logix Award 2021 were the project developers Baytree Deutschland GmbH, Dietz AG, and Garbe Industrial Real Estate GmbH. All of these companies’ developed projects stood out particularly in terms of climate protection and ecological sustainability.
Baytree distinguished itself with its distribution center for Samsung SDS Europe in Magdeburg, which has a logistics area of 64,000 sqm, particularly through the fulfillment of high ecological standards. Additionally, the developer implemented numerous measures for the well-being of employees, including outdoor terraces, an orchard, a pond, and appealing outdoor design.
At Dietz AG, with its 64,000 sqm distribution center for Puma in Geiselwind, the jury particularly noted the successful settlement process involving all parties and cooperation with the municipality. This was complemented by a comprehensive sustainability package with LEED Gold certification and consideration of social aspects in favor of employees.
For the Garbe logistics center for Amazon in Achim, the jury highlighted the aspect of multi-story construction using innovative robotic technology, as well as the high number of jobs created (currently already 1,900 jobs) and the involvement of the community and stakeholders in direct dialogue. In addition to social measures, the high ecological standard with DGNB Platinum certification also contributed to a very good evaluation of this project.
New Standards in Social Sustainability
“The race for the Logix Award was particularly close this year. The decisive factor for awarding the prize to Prologis was the unique certification according to the WELL standard in Germany, which particularly focuses on the health and well-being of people and has been developed over several years by experts from science, medicine, and architecture. This sets new standards for the protection of employees in the logistics real estate sector,” explains the jury chairman, Prof. Dr. Christian Kille from the University of Applied Sciences Würzburg-Schweinfurt FHWS, regarding the decision-making process.
Dr. Malte-Maria Münchow, spokesperson for the Logix Initiative and head of acquisition and sale of special properties at Deka Immobilien Investment GmbH, emphasizes: “For the first time in 2021, a project developer is being awarded the Logix Award for the second time. This is surprising, yet the innovative approach in the area of social sustainability in the Prologis winning project made the difference. The Logix Initiative is particularly pleased to observe outstanding commitment to implementing sustainability measures across a variety of areas among all finalists. This shows that the industry is already leading with many good examples to protect climate, environment, and people.”
Transparent Decision-Making Process
Since 2013, the Logix Award has been awarded every two years to developers of logistics properties. An independent jury ensures a transparent decision-making process, as complex criteria must be met for the award. The range of demands from users and investors includes economic, urban planning, ecological, and social aspects. In 2021, the criteria catalog was expanded to include aspects of sustainability. The jury consists of scientists, architects, practitioners, as well as media and association representatives, each of whom has a differentiated professional perspective on the projects.
