13. November 2021Garbe Industrial Real Estate GmbH announces the purchase and development of two properties in Bodenheim near Mainz (23,500 m2) and in Langenhagen near Hanover Airport (32,000 m2). Both areas are characterized by sustainability and good connectivity, with construction set to begin at both locations next year.
(Hamburg/Bodenheim) Garbe Industrial Real Estate GmbH has acquired a building-ready plot of approximately 23,500 square meters in Bodenheim (Mainz-Bingen district in Rhineland-Palatinate). A commercial property with about 12,500 square meters of hall space is to be built on it. Construction is already planned for the first half of 2022.
“With the purchase of the property in Bodenheim, we have secured a promising site in a strategically excellent location,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. The site is located south of Mainz, in the heart of the Rhine-Main region, which is one of the most significant logistics markets in Germany with a very high demand for space. Accordingly, interest is substantial. “We are already in concrete discussions with initial interested parties as future users of the high-quality planned building complex,” says Adrian Zellner, member of the management board for Business Development.
The planned property is suitable for commercial, industrial, and production-related services. The approximately 12,500 square meter hall will be complemented by offices, social rooms, and mezzanine areas. A photovoltaic system will be installed on the roof to generate renewable energy. The outdoor parking spaces will be equipped with e-charging stations for bicycles and cars. Garbe Industrial Real Estate also aims for certification according to a recognized certification system for sustainable construction for the property.
Optimal connectivity of the facility in Bodenheim
The site is connected to Mainz, Wiesbaden, Frankfurt, and the surrounding metropolitan areas via the nearby federal highway 9 and the A60 and A63 motorways. The fact that Garbe Industrial Real Estate, now an internationally active project developer, is investing in Bodenheim and realizing a sustainable property is particularly pleasing to local mayor Thomas Becker-Theilig: “This settlement closes an important gap on the eastern edge of our commercial area ‘Bürgel’ and will further enhance our already excellent commercial, service, and job location.”
The real estate purchase was facilitated by the brokerage company Immolox based in Frankfurt am Main.

Further project development in Hanover-Langenhagen
(Hamburg/Langenhagen) The first groundbreaking has taken place. With a symbolic act, construction work has now begun for a business park that Garbe Industrial Real Estate GmbH is developing in Hanover-Langenhagen. A state-of-the-art property with a total hall area of 15,500 square meters is being built in close proximity to the international airport. Completion is scheduled for May 2022, with an investment volume of 18 million euros.
The project development aims to address primarily small and medium-sized enterprises. “They are characterized by their innovative strength and form the backbone of the German economy,” says Adrian Zellner, member of the management board for Business Development at Garbe Industrial Real Estate. For this target group, the Hamburg-based company has designed a new building type: the Garbe IndustrialQuarter. This format will be realized for the first time in Langenhagen.
Resource-saving construction method
The IndustrialQuarter is primarily characterized by a resource-saving construction method and a floor plan that can be flexibly tailored to the needs of tenants. The planned property in Langenhagen consists of four hall sections of up to 4,200 square meters, which can be divided into units starting from approximately 1,800 square meters. Each unit includes office and social areas, totaling nearly 1,000 square meters. Additionally, each unit has ramps and ground-level sectional doors for loading and unloading trucks. “These small sizes make the Garbe IndustrialQuarter particularly interesting for start-ups and expanding companies in the fields of last-mile logistics, wholesale, e-commerce, and light industrial,” emphasizes Adrian Zellner.
LIST Bau Nordhorn has been commissioned as the general contractor for the construction. “We are pleased to collaborate with GARBE again and to build a modern logistics center within the next seven months. A lot of work has gone into designing the facade, which visually stands out from the typical look of a logistics hall with wooden elements and a light band,” reports Jens Schulte, Site Manager Hamburg at LIST Bau Nordhorn.
No firm rental commitments in Langenhagen yet
The property in Langenhagen will be built without firm rental commitments. “We are currently in discussions with a number of potential tenants. The demand is high. This is not only due to the new building type but also to the excellent location,” explains Adrian Zellner. The IndustrialQuarter is being developed on a 32,000 square meter plot in the commercial area ‘Am Pferdemarkt’. It is only one kilometer from the A352, which connects the site to the airport, the A2 Dortmund – Berlin, and the A7 Kassel – Hamburg. The commercial area is connected to public transport. The nearest bus stop is 100 meters away, and the Langenhagen-Pferdemarkt S-Bahn station is 800 meters away.
The new building will be constructed on a brownfield site. “To create new settlement potentials, we had the existing building demolished and extensively revitalized the area,” says Adrian Zellner. The IndustrialQuarter will be developed to meet recognized ESG criteria. A photovoltaic system will be installed on the roof to generate renewable energy. Skylights and a window band surrounding the entire building will provide more daylight inside the hall and reduce electricity consumption. The facade will be partially designed with wooden elements. Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council for the property.
