Dec 14, 2021 at 7:09 PMLIP Invest, provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, is acquiring a logistics hub under construction near Zwickau for one of its logistics funds. Completion is planned for the first quarter of 2022. The new building has already been leased long-term to a leading pharmaceutical logistics company.
(Munich/Zwickau) LIP Invest was technically supported in the acquisition process by KAPCO, legally by Linklaters LLP, tax-wise by Mazars, and in the ESG due diligence by ES EnviroSustain.
The total rental area of the logistics property amounts to approximately 7,000 square meters. The hall will be constructed as a free-standing structure without supports and features the typical “Y” shape for transshipment properties. This design allows for a high number of gates with a comparatively small hall area. For access, 21 ramp gates for trucks and 79 ramp gates for vans, as well as a ground-level gate, are planned. An outdoor area of 400 square meters is available as a pallet storage area. The 42,000 square meter site includes a paved outdoor area of 14,500 square meters, providing ample delivery and open spaces. There will be 70 car parking spaces, 32 truck parking spaces, and 14 van parking spaces, as well as 4 charging stations for electric vehicles. Additionally, a bicycle garage with 28 parking spaces will be constructed.
Particular focus on thermal insulation
In the construction, special attention is paid to the thermal insulation of the building with regard to handling temperature-sensitive goods. The hall will be equipped with LED step lighting. Furthermore, a special piping system under the yard area ensures that rainwater can naturally seep away.
The new logistics hub has already been leased long-term to a leading pharmaceutical logistics company. The service provider specializes in logistics solutions for pharmaceutical products as well as other sensitive goods. The region around Zwickau is part of the logistics region of Saxony along the A4 and is primarily shaped by the regionally based industry. Therefore, the region is also attractive for production-supporting logistics or contract logistics providers.

“The distribution center has good road connections, as it is located directly on the A72 motorway. From here, other East German cities such as Dresden or Leipzig can be reached within an hour. Additionally, there are rail connections from the GVZ Südwestsachsen, about 20 kilometers away, towards the Ruhr area, to the German seaports, or to Poland and the Czech Republic,” says Jan-Nicolai Tröndle, Head of Acquisition at LIP Invest.
