January 2022LIP Invest, a leading fund management company and partner of institutional investors in the establishment of real estate special funds in the asset class of logistics properties in Germany, has purchased a newly constructed distribution center at Brunckstraße 22 in Speyer for its recently launched “LIP REAL ESTATE INVESTMENT FUND – LOGISTICS GERMANY IV.”
(Munich/Speyer) The new building was completed in November 2021 by the international project developer Panattoni in partnership with MONTIS Real Estate GmbH and has been leased to the DIY store operator Hornbach.
The seller of the brownfield project is a project company established by Panattoni and MONTIS Real Estate. GOLDBECK Südwest planned and constructed the distribution center as the general contractor. During the acquisition process, Drees & Sommer handled the technical due diligence, REIUS the legal, WTS the tax, and ES EnviroSustain the ESG due diligence for LIP Invest.
The revitalized area of more than 31,000 square meters was formerly the site of a packaging manufacturer. The new distribution center consists of 2 units with a total rental area of approximately 19,900 square meters. This is divided into 17,640 square meters of hall space, 1,370 square meters of mezzanine storage space, and 880 square meters of office and social areas. The hall floor is suitable for the storage of hazardous materials due to the WGK-3 sealing and a fire water retention system. Access is provided via 18 loading docks and two ground-level doors.
On-site, there are two truck parking spaces, 47 permeable car parking spaces, and 20 covered bicycle parking spaces available. The outdoor facilities will be landscaped with trees, shrubs, and green facades. Additionally, 10 nesting boxes have been installed as a habitat aid for native birds. A photovoltaic system will be installed on the roof areas. The property is set to receive a DGNB Gold certification.
Hornbach Baumarkt AG leases long-term
Hornbach Baumarkt AG, one of the leading operators of DIY and garden stores in Europe, is leasing the logistics property on a long-term basis. The location in Speyer serves as a storage, shipping, and distribution center, complementing the existing logistics network. The headquarters of the family-owned company is located just 28 kilometers away in Bornheim.
Speyer is advantageously situated in the Rhine-Neckar metropolitan region at the intersection of the federal states of Baden-Württemberg, Hesse, and Rhineland-Palatinate. Therefore, the location is very well suited for central distribution to the affluent urban centers of the surrounding cities. The property is connected to the dense highway network of the region via the A61 and A6 and can also be reached by public transport from a nearby stop. The Mannheim port is about 21 kilometers away and can be used for the transshipment of goods between road, rail, and inland shipping.
“The Mannheim port is one of the largest and most significant inland ports in Europe. From here, there are daily connections to other German seaports and several international connections to European economic centers. Especially regarding the strong logistics demand throughout the Rhine-Neckar region, this makes the location in Speyer very attractive,” says Bodo Hollung, partner and managing director of LIP Invest.
