April 2022LIP Invest, provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, is acquiring a logistics center under construction in Singen for an open-ended real estate special fund. It is being realized by the Europe-wide active project developer Panattoni. The logistics service provider C.E. Noerpel is leasing the property on a long-term basis.
(Munich/Singen) The completion of the facility in Singen is scheduled for the 3rd quarter of 2022. Goldbeck Süd is acting as the general contractor. In the acquisition process, LIP was legally supported by Ashurst LLP, tax-wise by Ebner Stolz, and in the ESG due diligence by ES EnviroSustain. Cushman & Wakefield took over the technical due diligence as well as construction controlling.
On the vacant site of a shopping center, a modern logistics hall is being built with a total rental area of approximately 13,500 square meters. Of this, 10,700 square meters are allocated to the hall, 2,300 square meters to the storage mezzanine, and 500 square meters to office and social areas. The distribution center has a hall height of 12.20 meters with a load capacity of 5 tons. Access options include 17 loading docks with dock levellers as well as a ground-level access gate. The outdoor area includes 2 truck and 32 car parking spaces as well as a bicycle shelter. Additionally, 4,500 square meters will be created as a habitat-friendly compensation area.
DGNB Gold Certification
The logistics property, for which a DGNB Gold certification is planned, will be equipped with a partially green roof. The remaining 75 percent of the roof area is statically designed for the installation of a photovoltaic system. LIP’s partner company Avanlog Solar is expected to install a self-consumption system here. The electricity generated can be used to operate the 4 available charging stations for cars and bicycles, among other things. The property is also accessible by public transport.
Logistics contract for packaging manufacturer
The traditional transport and logistics company C.E. Noerpel, headquartered in Ulm, is leasing the new logistics center in Singen on a long-term basis. This expands the Noerpel Group’s network to a total of 18 forwarding and logistics locations in Germany and Switzerland. In Singen, the logistics service provider will take on a logistics contract for a long-standing customer, a packaging manufacturer for the food, medical, and personal care industries.
The region benefits from its proximity to Switzerland and is therefore heavily utilized for cross-border traffic. The location is conveniently connected to the highways A81 and A98 towards Switzerland as well as Stuttgart. The federal road B33 also provides quick access to Constance. The Singen terminal is located 3 kilometers away and can be used for the transshipment of containers onto the rail.
Important location for contract logistics
“Singen is an important location for contract logistics and is strongly characterized by owner-occupiers. This is reflected in the logistics property market by high demand with little available space.
