21. April 2022The MLP Group has signed a contract with Bayerische Landesbank (BayernLB) for an investment loan of approximately 19.6 million euros. The funds will be used for the refinancing and financing of the construction of the MLP Business Park Berlin-Ludwigsfelde. BayernLB is once again supporting the growth of the MLP Group in Germany.
(Pruszków/Berlin) The MLP Group, a developer, owner, and manager of high-quality commercial, industrial, and logistics parks tailored to the individual requirements of the environment, announces the conclusion of a loan agreement with Bayerische Landesbank (BayernLB). Under the agreement, the project developer will receive a total of 19.6 million euros for the refinancing of the completed warehouses and for the financing of the final construction phase (Hall 1) in the MLP Business Park Berlin-Ludwigsfelde.
The modern business park is the first project developed by the developer in Germany. With flexibly divisible spaces starting from 750 m², which can be individually customized according to tenant requirements, the property is designed to meet the needs of a wide user mix. The building height is 8 m UKB. Due to its excellent location and connection to the federal road B101, the Berlin Ring (A10), and Berlin Brandenburg Airport, which can be reached in just 30 minutes by car, the MLP Business Park Berlin-Ludwigsfelde is attractive for small and medium-sized enterprises (SMEs) as well as businesses from the manufacturing sector, crafts, and trade.
Plot of 50,000 m²
The business park is being built on a plot of approximately 50,000 m² and will have a total usable area of 18,000 m² upon completion, distributed across four halls. In terms of sustainable and energy-efficient development, MLP achieved DGNB Gold certification during the construction of the building. The innovative concept includes the installation of a photovoltaic system for low-emission energy supply as well as a comprehensive number of E-charging stations for cars, which are intended to contribute to the mobility transition. The storage and office spaces have been designed to maximize natural light while providing sun protection. Since the business park is being developed on a greenfield site, the developer was also required to invest in replacement areas as part of nature and species conservation measures, relocate sand lizards, and install nesting boxes and habitats for reptiles.
