In Bollberg near Jena, the Hamburg-based property developer will realize a logistics center on a 65,000 square meter site with a total area of 35,500 square meters. The planned start of construction is in December 2022. The investment volume amounts to around 48 million euros.
(Hamburg/Bollberg) The property is located in the Bollberg industrial park, a district of Stadtroda (Saale-Holzland-Kreis) in Thuringia. “A location for a logistics center could hardly be better,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. The Hermsdorfer Kreuz, which connects the A 4 Bad Hersfeld – Dresden with the A 9 Berlin – Munich, is located just seven kilometers away. Both highways are among the most important north-south and west-east axes in Germany. The A 4 runs practically in sight of the industrial park. The Stadtroda interchange can be reached without passing through the town after one kilometer.
The proximity to Jena also played a role in the purchase of the property: “The city has made a name for itself as a high-tech location. Both international corporations and small and medium-sized enterprises are represented in Jena,” says Adrian Zellner. “The demand for developed areas is correspondingly high. Therefore, we have decided to develop the logistics center in the long term.”
Usable area of 31,500 m2
A multi-user logistics center with a hall area of 31,500 square meters is planned. The hall will be designed so that it can be divided into units starting from a size of about 10,000 square meters. In addition, there will be 1,400 square meters for offices and social rooms, as well as 2,500 square meters of mezzanine space. The new building will be equipped with 30 loading docks and three ground-level gates. The outdoor area will have parking spaces for 117 cars and four trucks.
Garbe Industrial Real Estate is developing the project together with Terrae Immobiliengesellschaft mbH. A major focus during construction is on meeting numerous sustainability standards. The benchmark is the requirements for the efficiency house class 55 of the Kreditanstalt für Wiederaufbau (KfW). For the generation of renewable energy, a photovoltaic system will be installed on the roof, for example. Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council for the logistics center.
Full occupancy aimed for during construction
Discussions with potential tenants are already underway. “The interest is high. Therefore, we expect full occupancy even during the construction period,” says Adrian Zellner. The property is expected to be completed in December 2023.
