September 2022LIP Invest, a leading provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, has secured a distribution center nearing completion in Oberkrämer at the Vehlefanz business park for one of its logistics funds. The project is being realized by Panattoni, with Goldbeck acting as the general contractor.
(Munich/Oberkrämer) In the acquisition process of the forward funding deal, LIP was legally supported by Ashurst LLP, tax-wise by Ebner Stolz, and in the ESG due diligence by ES EnviroSustain. Cushman & Wakefield took over the technical due diligence as well as construction controlling.
The total rental area of the building amounts to 26,200 square meters, divided into 22,300 square meters of hall space, 2,600 square meters of storage mezzanine, and 1,300 square meters of office and social areas. Additionally, around 1,700 square meters of paved outdoor storage space and a canopy area of 660 square meters will be constructed. The 12.20-meter-high hall can be divided into three units and will be served by 42 ramp doors and three ground-level access gates. The property offers 19 truck parking spaces, 106 car parking spaces, and 6 sprinter or swap body parking spaces.
Comprehensive photovoltaic system
Thanks to a comprehensive photovoltaic system, the new building also contributes to climate protection: LIP’s partner company AvanLog Solar is installing a photovoltaic system with a capacity of 2.4 megawatts on the roof areas of the logistics property. The green electricity generated can also be directly supplied to the tenant. Furthermore, both car and truck charging stations will be provided at the site, and the biodiversity of the property will be promoted with flower meadows, insect hotels, and nesting boxes. A certification according to DGNB Gold is being pursued for the property.
Long-term leasing
SHK Deutschland is a merger of the Paulsen, Detering, and Bergmann & Franz groups. The traditional family business Bergmann & Franz operates in the fields of sanitation, heating, ventilation, and tiles. The new building will be used by the company as a central warehouse, and therefore, it is leasing it long-term. The lease agreement is structured as a green lease, ensuring collaboration in the spirit of sustainable operation of the property. In Oberkrämer, Bergmann & Franz will store and distribute a wide range of goods of up to 30,000 items. Additionally, the wholesale company will offer a small showroom and direct sales on-site.
Direct connection to the A10
For distribution, the new location is very well situated due to its advantageous position in the northwest of the capital region. There is a direct connection to the A10 motorway ring, which surrounds the Berlin city area, via the Oberkrämer junction, located 1.5 kilometers away, allowing for quick access to existing infrastructure facilities.
