September 2022Panattoni, the leading project developer for industrial and logistics properties in Europe, announces the full leasing of City Dock Berlin Falkensee to Moodja GmbH, a provider of e-commerce fulfillment solutions for fashion and lifestyle brands. This marks a shift from the multi-tenant leasing approach of the innovative business park to a single-tenant leasing model.
(Berlin, Falkensee) Moodja is taking up a total usable area of 11,200 m², of which 7,200 m² are warehouse space, 2,000 m² are flexible space, and 2,000 m² are office space. At its new location in Berlin Falkensee, the company will handle e-commerce fulfillment for various brands across Europe. Here, the provider manages goods receipt, storage and picking, returns management, and the personalization of customer orders.

The multifunctional City Dock Berlin Falkensee consists of two buildings with three units each on a plot of 15,700 m². The outdoor areas will feature 65 parking spaces. The modern business park has excellent access to the A10 federal motorway and the B5 federal road. All public transport options are in the immediate vicinity and within walking distance. Construction began in August 2021, and completion is scheduled for September 2022. The handover to the new tenant Moodja is planned for January 2023. Further modifications for the client will be implemented before the move-in.
Panattoni realized the City Dock project while considering extensive species protection requirements and worked closely with local authorities. In particular, the environmental agency and the lower nature conservation authority were involved in the project from the beginning regarding tree and species protection. Over 100 sand lizards were successfully relocated to two replacement habitats. Sustainable energy generation was also a focus during realization, with preparations for e-mobility in place. Due to the energy-efficient and sustainable construction method, Panattoni aims for DGNB Gold certification.

City Dock Berlin Falkensee is the second of a total of three City Dock projects that Panattoni is developing in the Berlin area, alongside other projects in Berlin Spandau and Alt-Hohenschönhausen. Additionally, it is one of ten projects nationwide, with developments in Essen, Hanover, Hilden, Kirchheim, Leonberg, Norderstedt, and Sindelfingen. With the innovative business parks, the developer is creating urgently needed commercial and logistics spaces in urban and suburban locations. The City Docks are available to a wide target group, consisting of small and medium-sized enterprises (SMEs), chain stores, and start-ups. Users from various sectors such as retail, trade, manufacturing, and logistics benefit from outstanding infrastructure and connections to road networks as well as public transport.
