20. September 2022Garbe Industrial Real Estate GmbH has secured a conversion area of approximately 76,000 square meters in Thuringia. The site is the last large plot in the Eisenach Kindel industrial area of the municipality of Hörselberg-Hainich (Wartburgkreis). A new production and logistics property for the tenant BCUBE Logistik GmbH is to be built there by September 2023. Garbe Industrial Real Estate is investing around 40 million euros in the project.
(Hamburg/Hörselberg-Hainich) “The area we acquired from the Free State of Thuringia is part of a former military training area,” explains Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. “In the revitalization, a focus is therefore on detecting and properly disposing of possible ordnance and ordnance remnants, as well as on compensating for the enormous height difference. Thanks to our many years of expertise, we are currently on track with the conversion of the former brownfield site and plan to start construction of the new property in September.”
A modern production and logistics property with approximately 35,000 square meters of total area is to be created there. The tenant is already confirmed as BCUBE Logistik GmbH. The company is part of the BCUBE Group, one of the leading international companies for integrated logistics services, serving customers in the automotive, aerospace, and plant engineering sectors worldwide with around 6,700 employees. “With the new hall, we are significantly expanding our previous capacities in Eisenach and creating around 80 jobs at the new location,” says Frank Schöppach, managing director of BCUBE Logistik GmbH. “In the future, tailored contract logistics tasks for a well-known automotive supplier will be handled there. This includes production supply, pack formation, pre-assembly of components, quality inspection, and industrial cleaning of standard and special load carriers.”
30 Loading Docks with Dock Levelers
The production and logistics property will be pre-equipped for the installation of two wet cleaning and two dry cleaning systems and will be equipped with a seal according to the Water Resources Act (WHG) in accordance with the protective measures for water-endangering substances. For smooth loading and unloading, 30 loading docks with dock levelers and five ground-level sectional doors are planned, as well as 102 car and nine truck parking spaces on the outdoor area.
Near Eisenach on the B84
In addition, the location impresses with its central position in the middle of Germany. The industrial area is located only about ten kilometers from the city of Eisenach and is directly situated on the B 84. After just three kilometers, the Eisenach-East interchange to the A 4 Bad Hersfeld – Dresden can be reached without passing through the town. This provides BCUBE Logistik GmbH with short distances between its locations and excellent access to the highway network.
Efficiency Building Class 55
Garbe Industrial Real Estate places great importance on sustainability in the construction of the property. “We generally develop our projects according to current ecological standards and ESG criteria. This is part of our corporate strategy,” emphasizes Adrian Zellner. The new building in Hörselberg-Hainich will be constructed according to the specifications of Efficiency Building Class 55 of the KfW Development Bank. A comprehensive photovoltaic system is planned on the roof of the production and logistics hall for the generation of renewable energy. For the new property, Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council (DGNB).
