September 2022LIP Invest, a leading provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, has acquired a recently completed logistics center at An der Brücke 13-17 in Mörfelden-Walldorf for one of its logistics funds. For LIP, this is already the third logistics property with Coca-Cola as a tenant, following purchases in Bad Fallingbostel and Hildesheim. The new building was sold and realized by bauwo Grundstücksgesellschaft, an experienced project developer from Hanover.
(Munich/Mörfelden-Walldorf) Köster GmbH acted as the general contractor. In the acquisition process, LIP was legally supported by REIUS, tax-wise by Ebner Stolz, and in the ESG due diligence by ES EnviroSustain. Kroll REAG took over the technical due diligence as well as construction controlling.
On a plot of approximately 30,000 square meters, a modern logistics property has been developed with a total rental area of around 12,000 square meters. The hall height is 10.5 meters with a floor load capacity of 7.5 tons. The five ground-level access gates for lateral loading and unloading are particularly suitable for the distribution of the beverage manufacturer Coca-Cola. An expansion of the delivery options is always possible with little effort, as an additional eight loading docks have been structurally prepared. With the multi-sided delivery, a high third-party usability of the logistics property is ensured.
Photovoltaic System on the Roof
The paved outdoor storage area covers about 2,100 square meters. In addition, the property has 20 truck and 51 car parking spaces, the latter of which are partially equipped with electric charging stations. LIP’s partner company AvanLog Solar is installing a photovoltaic system on the roof areas of the logistics property with a capacity of approximately 1 megawatt. For the new building, which is also accessible by public transport, a DGNB Gold certification is being pursued.
New Sales and Logistics Hall for Coca-Cola
Coca-Cola Europacific Partners Germany is relocating its previous location from Liederbach am Taunus in the Rhine-Main region to Mörfelden and is renting there long-term. At the end of July 2022, the beverage manufacturer put the new logistics center into operation. Since then, up to 20,000 crates are delivered daily with its own truck fleet. In the new logistics property, over 300,000 crates and thus around 3.5 million bottles can be stored and picked. Especially the classics like Coca-Cola, Fanta, and Sprite are delivered from here to the Rhine-Main region.
The company benefits from a variety of nearby highways: Among others, connections in all directions exist via the A3 and A5, facilitating efficient goods distribution. The location in Mörfelden is also characterized by its proximity to Frankfurt Airport, which is only nine kilometers away. Additional distribution options, including for trimodal transport, are available via the Frankfurt East and West terminals.
Ideal Addition to the Existing Portfolio
“The logistics new building at Frankfurt Airport ideally complements our portfolio, which now consists of 56 logistics properties. Our strategy to be early on the ball with project developments has also paid off here. We were able to support the land acquisition early on and ultimately secure the new building through further close involvement. This way, we can continuously acquire attractive properties for our funds from our large network. For our LIP Logistics Fund Germany 4, launched at the end of 2021, we have already secured 10 properties,” said Bodo Hollung, partner and managing director of LIP.
