Port of Hamburg denies failure of the fairway adjustment

November 2022Panattoni, the leading project developer for industrial and logistics properties in Europe, is developing a new building in Grünheide, Brandenburg, with direct access to the Berlin-Brandenburg Gigafactory of the internationally operating automobile manufacturer Tesla. The modern and sustainably developed property already takes into account potential user requirements from the automotive and supplier sectors during its creation.
(Hamburg/Grünheide) The developer is realizing a total usable area of 55,704 m², of which 46,464 m² is hall space, 2,640 m² is office space, and 3,000 m² is mezzanine space. The building height is 10 m UKB, and there will be 192 car and 12 truck parking spaces on the outdoor areas. The building floor will be equipped with a WGK foil (water hazard class), and Panattoni is also creating the conditions for side unloading at the property by constructing a 3,600 m² canopy.
With the 94,119 m² large brownfield area, the company secures one of the last outstanding plots in Grünheide, just 700 m away from and with direct access to the Brandenburg Tesla plant. Further connections are available to the A10 federal motorway as well as to public transport. As part of the property development, Panattoni is carrying out extensive revitalization work, including the dismantling of two shed-roof halls currently still used by Tesla and an office building. A service building is rented to another existing user until the end of November and will then be demolished by a partner company. The start of the dismantling work carried out by Panattoni is scheduled for Q2 2023, with construction beginning in Q3 2023. Early access is expected in the 3rd quarter of 2024. Any deviations from the schedule are possible due to the complexity of the project.
Sustainability Plays a Key Role
Sustainability in the areas of ecology and social responsibility plays a significant role in project development once again. Panattoni aims for at least DGNB Gold certification, and the planned package of measures includes the installation of a PV system (photovoltaics), the use of a heat pump, and smart metering. In addition to rainwater utilization for flushing toilets and irrigating outdoor areas, the installation of charging stations to promote e-mobility on the site is planned. Nesting boxes will support the preservation of local biodiversity, and employees of the property will benefit from the establishment of well-being elements.
Development on a Brownfield Site
“We are very pleased that Panattoni is reactivating the brownfield areas in this outstanding location. This creates the conditions for the settlement of companies and new employment relationships that will further strengthen the regional economy. The area, with its proximity to Tesla, has ideal conditions for this. The targeted sustainable development of the new building supports the attractiveness of the project. Furthermore, an intensification of cooperation with Panattoni regarding the establishment of a rescue center, which the municipality has planned directly south of the property, is also possible,” explains Arne Christiani, Mayor of the municipality of Grünheide.
