11. August 2023One of the largest logistics real estate deals of 2023 has recently been completed in Rheda-Wiedenbrück, North Rhine-Westphalia. In the Aurea Park industrial area, Dietz AG has leased a logistics property with approximately 70,000 square meters of storage and production space, around 2,800 square meters of office and social space, as well as about 2,500 square meters of mezzanine to Beckhoff Automation GmbH & Co. KG.
(Munich/Rheda-Wiedenbrück) Dietz AG was supported by Logivest, which held the exclusive mandate for marketing the space as logistics real estate consultants.
In August of last year, Dietz AG acquired the property on Ferdinand-Braun-Straße also through the mediation of Logivest. Just under a year later, a long-term lease agreement with Beckhoff Automation has already been concluded.
As an investor, builder, and landlord, Dietz AG is developing a built-to-suit solution for the automation specialist. A logistics and production hall is planned with height differences between 12 and 20 meters, a mezzanine, and a modern office wing. The building will be developed according to the efficiency building standard EG40 and will receive a roof-mounted photovoltaic system through Dietz Group’s own PV plant company. Thanks to modern air heat pump technology, the property can completely forgo fossil fuels. Certification according to DGNB Gold standard is being pursued. Construction is expected to start in the first half of 2024.
“We pursue a high sustainability standard in our new buildings and focus on energy-efficient operation. This also increases the long-term value of our logistics real estate portfolio,” says Dr. Wolfgang Dietz, CEO of Dietz AG.
The company Beckhoff Automation, which has its headquarters in nearby Verl, has been looking for a suitable expansion area for some time to outsource logistics and parts of production.
“The area is the last available space of this size in the region. It was all the more important for us to first approach regional companies and give them the opportunity for further growth,” says Dennis Gausel, Consultant Industrial and Logistics Letting at Logivest in Hanover and responsible advisor for the project. Due to its location directly on the A2 motorway and good connections to the Ruhr area with Duisport, as well as its proximity to Gütersloh and Bielefeld, the property is ideally suited for logistical processing.
