2. November 2023Garbe Industrial Real Estate GmbH has begun the remediation work on its property in the Duisburg district of Meiderich. The 56,000 square meter brownfield, which the Hamburg-based project developer acquired just over two years ago, is located on the so-called “Zeus site,” which was used by the steel industry until the end of the 20th century.
(Hamburg/Duisburg) A multi-user park is to be created there, with a total area of around 29,000 square meters for combined commercial and logistics use. After the building permit for the project was granted in the meantime, construction is now scheduled to start in the first quarter of 2024. Garbe Industrial Real Estate will invest around 50 million euros in the multi-user park.
The current land remediation is being carried out in accordance with the remediation plan for the Zeus site, which was established and officially defined by the city of Duisburg in 2007. “As part of our construction project, this plan has been specified in close coordination with the city’s lower soil protection authority for our undertaking,” says Maik Zeranski, a member of the management board of Garbe Industrial Real Estate.
Load-bearing layers up to 22 meters deep
“From a construction perspective, we need to carry out additional special foundation measures in the areas of the site where slag ponds were created during pre-industrial use,” explains Maik Zeranski. “These areas are unfavorable building ground due to their composition with a high water content. The load-bearing layers are sometimes up to 22 meters below the surface.” However, this is not a new challenge for Garbe Industrial Real Estate, as the company has many years of experience in the revitalization and development of industrial wastelands.
Two multi-user halls with around 13,500 m2 of usable space
Two multi-user halls with a total of around 13,500 square meters of hall and mezzanine space are to be built on the Zeus site. 570 square meters are designated for offices. Additionally, two commercial park sections are planned, which will have a total of nearly 14,500 square meters of hall and mezzanine space as well as 1,500 square meters of office space. As with all project developments, Garbe Industrial Real Estate places a special focus on sustainability. A photovoltaic system will be installed on the entire roof area of the multi-user park to generate renewable energy. The new building is also to be certified according to the Gold Standard of the German Sustainable Building Council (DGNB). The completion of the park is planned for December 2024.
No rental commitments yet
The project is being developed without fixed rental commitments. In particular, medium-sized companies from various sectors are to be targeted with the multi-user park. “Available spaces in the densely populated western Ruhr area are extremely scarce – accordingly, the demand for modern commercial properties is high,” says Maik Zeranski. Another advantage for the location is its very good position in northern Duisburg. The distance to the Duisburg-Nord motorway interchange, which connects the A 59 Dinslaken – Bonn with the A 42 Moers – Dortmund, is only a few hundred meters. Via the A 42 and A 3, the site is connected to the A 2, one of the most important west-east connections in Germany. Located about three kilometers away is the Duisburg port, the logistics hub for Europe.
