CNA Releases Logistics Index on Sustainability for Bavaria
18. April 2024Garbe Industrial Real Estate GmbH has secured another plot in Rüdenhausen, about 35 kilometers east of Würzburg. On the approximately 42,500 square meter area, the Hamburg-based project developer plans to build a logistics center with a total area of around 19,200 square meters. The investment volume amounts to approximately 27 million euros.
(Hamburg/Rüdenhausen) Last year, Garbe Industrial Real Estate acquired the site of a former nursery as a brownfield in Rüdenhausen and is currently constructing a logistics property there, which is expected to be completed in the first quarter of 2025. “The purchase of another plot at this location, with its very good position and the development potential that the Würzburg area offers as one of the most significant economic regions in southern Germany, was a logical consequence for us,” says Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. “For our first plot, which we are implementing prospectively and without a firm tenant commitment, the feedback from potential tenants is very promising. We expect to start directly on the second construction phase with the newly acquired area.” The construction of the property is scheduled to begin in the third quarter of 2025, with completion expected in the fourth quarter of 2026.
Terrae Immobilien GmbH from Mainburg in Lower Bavaria is realizing the plot development and supporting the planning concepts. The seller of the plot is the Beuerlein Group, which will hand over the site ready for construction to Garbe Industrial Real Estate. It is located in close proximity to the A 3 motorway, which connects the site to Frankfurt am Main to the west and Nuremberg to the east. The Wiesentheid interchange, located only about one kilometer away, can be reached without passing through the town. “The connection to public transport is also excellent, thanks to a bus stop just 100 meters away,” says Adrian Zellner.
Overall, Garbe Industrial Real Estate plans to construct logistics new buildings on the entire site, totaling around 35,200 square meters. The property of the second construction phase will account for approximately 19,200 square meters, including about 18,500 square meters of hall space and storage mezzanine, as well as 700 square meters of office space. The property will be equipped with 16 loading docks and two ground-level sectional doors for loading and unloading trucks. The outdoor area will have parking spaces for 63 cars and three trucks.
Consideration of current ESG guidelines
As with all project developments, Garbe Industrial Real Estate will construct the new building taking into account current ESG criteria. A certification according to the Gold Standard of the German Sustainable Building Council (DGNB) is targeted – including certification according to EU taxonomy. To achieve this, the logistics center will be pre-equipped for the installation of a photovoltaic system for the generation of renewable energy. The roof area on the mezzanine level will be greened. The building will be heated using a heat pump system. Additionally, an energy-efficient LED lighting system will be part of the equipment. Furthermore, nesting boxes for birds and bats will be installed in the outdoor area.
