May 2024CTP, a publicly listed developer, owner, and manager of industrial and logistics properties, has won this year’s Brownfield24 Award in the category Best Brownfield Project: Logistics with its first new construction project in Germany. The award-winning property, CTPark Bremen-Hemelingen, is located on the site of a former urban landfill on the outskirts of Bremen.
(Berlin/Bremen) After intensive demolition and remediation work by CTP Germany, a modern business and logistics park with approximately 28,700 square meters of new logistics space will be completed by June 1, 2024.
The project faced special challenges with contaminated fill materials and soil protection. It became clear at the beginning of the earthworks that the material generated was contaminated with a household waste mineral mixture (>20% of the total mass) and therefore could only be disposed of at high costs. Thus, the goal of the soil management concept had to be to transport and dispose of as little landfill material as possible from the site. For this purpose, a solution-oriented and creative geotechnical concept combining soil management and special foundations was developed.
The excavated material was applied to the areas to be filled after separating and removing non-recyclable components (household waste components such as plastic, foils, metal parts, fabric remnants, etc.). The leveling of the foundation level was primarily achieved by relocating materials from the landfill body (cut & fill). The necessary excavation amounted to about 16,200 cubic meters with a fill volume of approximately 19,800 cubic meters. This method has the advantage that no excavated material and thus no disposal costs are incurred. This is resource-saving and optimally suited for the contaminated soils occurring in the construction area.
Additionally, the full displacement method ensures that no pathways are created in impermeable layers (groundwater cover layers) during the construction of the columns, thus ensuring groundwater protection. A passive gas drainage system and a gas seal of the hall floor also prevent the ingress of landfill gas.
Comprehensive Renewal of Urban Infrastructure
As the winner of the Brownfield24 Award for Best Brownfield Project (Logistics), the area is one of the current showcase examples of successful revitalization of brownfields, focusing on the revitalization of brownfields instead of the use of greenfields, which contributes to the prevention of further land sealing (greenfields) in terms of soil protection. The reuse of existing resources and the implementation of contemporary environmental technologies also help to protect valuable natural resources, reduce environmental impact, and promote sustainable development opportunities. Thus, the property meets the criteria for a Gold certificate from DGNB and features a photovoltaic system as well as air heat pumps.
The elaborate site preparation proves worthwhile, especially considering the prime location at GVZ Bremen, Europe’s largest freight transport center and the fourth largest container hub in Northern Europe. Located in a specially designated industrial area, the park is accessible around the clock and is well connected to public transport in the university city with nearly 600,000 inhabitants. The property is directly at the A27/A1 motorway junction and offers attractive transport connections to Bremen city center, the northeast, and the west of Germany. Due to its location, the park is also uniquely connected to the (wind) energy sector. Almost the entire value chain is covered with research, development, service, and maintenance in Bremen and Bremerhaven.
