13. August 2024With the groundbreaking ceremony, VIB Vermögen AG has commenced the construction of a new logistics property in Erding, northeast of Munich. The approximately 33,200 square meter hall is being built in the GreenBiz Park of VIB Vermögen AG, a commercial area that is in harmony with nature, where the company plans to construct three office buildings and five properties for users in the light industrial sector.
(Neuburg/Erding) The investment volume for the new construction by VIB Vermögen AG in Erding amounts to approximately 47 million euros, including development costs. Completion is scheduled for June 2025.
The majority of the property being developed is already leased. “The user will occupy approximately two-thirds of the new hall with 22,200 square meters of hall space. We are developing the remaining 11,000 square meters speculatively,” says Nicolai Greiner, CEO of VIB Vermögen AG. “We are having initial discussions with potential interested parties from various industries.” On the approximately 215,000 square meter site of the GreenBiz Park, VIB Vermögen AG plans total rental areas of around 82,000 square meters. About 15,700 square meters are designated for office, laboratory, and service areas, while 66,300 square meters are intended for production and storage.
Nicolai Greiner: “A significant advantage is the attractive location, as the demand for suitable commercial spaces is high, especially in the Munich metropolitan region.” The site has good access to various highways. Access to the A 94 and A 92 can be quickly and seamlessly reached via the airport bypass east. It takes 40 minutes by car to reach Munich and only 15 minutes to the airport. There is also an S-Bahn connection from Erding to Munich.
The company Bremer, located in Ingolstadt, specializes in industrial and commercial construction with precast reinforced concrete elements and is constructing the property turnkey. The new building is to be equipped for the user with 16 loading docks and one ground-level door. The site also plans parking spaces for 114 cars and 60 bicycles. For the speculative hall section, eight loading docks, two ground-level access doors, and parking spaces for six trucks, 64 cars, and 30 bicycles are planned.
Photovoltaics and District Heating
VIB Vermögen AG places special emphasis on the sustainability of the property. Nicolai Greiner: “A photovoltaic system with a capacity of 2.8 megawatts peak will be installed on the roof of the new building, and we will obtain heating energy from environmentally friendly district heating from geothermal sources.” The commercial property is also to be certified according to the Gold Standard of the German Sustainable Building Council (DGNB).
