Dec 19, 2024 at 1:57 PMCTP, developer and holder of logistics and industrial real estate, is developing its largest project in Germany to date with the CTPark Düsseldorf in North Rhine-Westphalia. It is also the company’s largest revitalization project in Europe. To this end, CTP is acquiring a plot of land of over 830,000 sqm near downtown Düsseldorf from Vallourec, one of the world’s leading manufacturers of piping systems. This is the second joint transaction – in December 2023, CTP had already taken over a 335,000 sqm plot in Mülheim an der Ruhr, also in North Rhine-Westphalia, for the revitalization of Vallourec.
(Berlin/Düsseldorf) The purchase price is €155 million. With a planned total investment of over €700 million, the developer envisions the realization of a modern multi-user park for a broad target group from industry and production, light industrial, as well as from research and development, complemented by accompanying office space and boarding house concepts. The user group also includes companies from the high-tech segment, such as chip manufacturers. In addition, a partial sale to municipal enterprises, including Rheinbahn, is planned.
With this project, CTP is adhering to its strategy of developing areas as resource-efficient and sustainably as possible. To achieve this, the developer primarily utilizes industrial wastelands to build properties that meet both modern customer needs and the latest ESG requirements. Notable examples include projects in Mülheim an der Ruhr, Wuppertal, and Bremen. For the latter, CTP was awarded the Brownfield24 Award in May 2024 in the category of Best Brownfield Project (Logistics). The complete demolition of all existing buildings is planned for the construction of CTPark Düsseldorf. Only a few existing buildings under monument protection will be preserved and integrated into the new commercial urban development concept.
“The acquisition of the project in Düsseldorf marks the peak of our activities this year. It will be the largest and most extensive revitalization project in Germany to date. Our park maker concept and our decades of international experience lay the foundation for this,” comments Alexander Hund, Managing Director Germany & Austria at CTP. “Many new and innovative sectors are currently emerging in the German market, such as the semiconductor industry, as well as industries focused on solutions for fossil-free energy supply. Additionally, there are increasing demands from property users for sustainable buildings to meet their own ESG goals. We can meet this demand for high-quality and sustainably developed industrial and logistics parks.”
Looking forward to the new year
“We thank the city of Düsseldorf and Vallourec for the trusting and constructive cooperation and look forward to the new year to advance the development of CTPark Düsseldorf as quickly as possible. We approach this very special project and the associated challenges with great enthusiasm. With this transaction, we see our acquisition plans in Germany as not yet complete, but rather want to expand our development pipeline with interesting projects,” adds Timo Hielscher, Managing Director M&A.
The area for the realization of the park is located in the northeast of Düsseldorf, in the district of Rath, and is excellently connected to the local transport network. The A52 motorway is directly accessible from the property, just 300 m away. The A44 and A3 also run nearby, at distances of only 4 km and 9 km from the property. Düsseldorf Airport is 2 km away, and the city center is 8 km away. In addition to areas in Wuppertal, Aachen, Krefeld, and Mülheim an der Ruhr, this is the fifth industrial location that CTP acquires in North Rhine-Westphalia. Furthermore, the developer secured areas in 2024 in the BrainergyPark in Jülich, where CTP is realizing a high-tech production facility of approximately 20,000 sqm for the Taiwanese company Quanta Computer.
Planning has begun
Planning for CTPark Düsseldorf has already begun, with the takeover of the areas planned for December 31, 2024. Development is scheduled for the coming years.
