November 2025Custom-built and fully leased even before construction begins: In the new commercial area “Koppelknechtsdamm” in Garbsen, Panattoni is realizing a modern build-to-suit property (BTS). The project is being developed specifically for the future tenant’s requirements and strengthens the city of Garbsen as a business location in the Hanover metropolitan area. This is already the third BTS property that Panattoni is developing in the municipality.
(Hamburg/Garbsen) The logistics area of approximately 12,100 m², office and social areas of 1,670 m², and outdoor storage space of 1,000 m² will be optimally tailored to the needs of the future long-term tenant. A clear hall height of 12.20 m and 50 parking spaces complete the offering. In addition, the proximity to the A2 and A7 motorways, Hanover Airport, and the Hanover-Lehrte freight transport center ensures ideal connectivity for the location.

The excellent collaboration with the city of Garbsen and the economic development agency has shown how important strong partnerships are for the successful development of such projects.”
High Sustainability Standards in Focus
The project is to be built sustainably and certified according to the criteria of the German Sustainable Building Council (DGNB). Panattoni aims for the DGNB Gold certificate. Environmentally friendly measures include a photovoltaic system on the roof, an air-water heat pump, and the use of rainwater. In addition, a spacious well-being area will be created for employees to ensure a pleasant working environment.
“The establishment by Panattoni as Europe’s most active industrial developer shows how attractive Garbsen is as a business location,” says Claudio Provenzano, Mayor of the city of Garbsen. “The investment fits perfectly into the strategic direction of the city and creates new jobs.” The completion of the property is planned for October 2026. The tenant was brokered by BNP Paribas Real Estate.
