Raben Group starts construction of logistics center in Herborn
22. March 2022LIP Invest acquires a new distribution center in Leipzig for the “LIP REAL ESTATE INVESTMENT FUND – LOGISTICS GERMANY IV”. LIP agreed off-market with the seller and project developer, Elflein Immobilien GmbH, on a sale and lease-back transaction. The property has a usable area of 9,700 m2 and is situated on a plot of land of 23,000 m2.
(Munich/Leipzig) A logistics hall was built on a plot of 23,000 square meters with a total rental area of 9,700 square meters. Of this, 8,600 square meters are allocated to hall space, 500 square meters to office and social areas, and nearly 600 square meters to two loading tunnels. Each tunnel has 2 ground-level access gates. Furthermore, there are access options via 6 ramp gates for trucks and 2 additional covered ground-level gates.
The hall, with a height of 10.25 meters, is designed for the storage of hazardous materials up to WGK-3. The floor load capacity is 5 tons. The construction considered the statics for a photovoltaic system, allowing the roof areas to be equipped with solar modules. The 17 truck and 16 car parking spaces are pre-equipped with electric charging stations. A covered stand provides space for several bicycles. The logistics property is accessible via the Leipzig bicycle network as well as public transport.
New building leased to Elflein E. Mobility Leipzig GmbH
The traditional family business Elflein from Bamberg combines various business areas under one roof with a specialization in transport, storage, and logistics. In Germany, the logistics service provider is represented at a total of 19 locations. In the new logistics center, the global distribution of lithium-ion batteries for a renowned automotive manufacturer will be handled as part of a contract logistics order. For Elflein, this is the second location where the battery logistics is exclusively managed from goods receipt, through quality inspection and storage, to shipping and containerization of batteries.
Located directly at the BMW plant in Leipzig
The logistics property was built opposite the BMW plant in Leipzig in the Nord industrial park, which borders the Leipzig exhibition grounds. The nearest access point to the A14 motorway, which leads towards Dresden and Magdeburg, is only 3 kilometers away. The Schkeuditzer Kreuz motorway interchange can be reached in about 7 kilometers and connects the site via the A9 towards Berlin and Munich.
“In addition to the good road traffic connections with low congestion susceptibility, this location offers further attractive distribution opportunities: on the one hand, through the Leipzig freight transport center, which is multimodally connected and enables transshipment between road and rail. On the other hand, the international airport Leipzig/Halle can be utilized for time-sensitive air freight with its 24-hour operation,” says Jan-Nicolai Tröndle, Head of Acquisition at LIP Invest.
