Empa develops biodegradable sensors and displays
1. September 2023The logistics project developer Scannell Properties has acquired a 111,000 m² plot of land in Diemelstadt, North Hesse, and is developing its “Diemelstadt Logistics Park” there. The seller of the property is the city of Diemelstadt. Scannell Properties will create a logistics project on the site with up to 68,000 m² for potential tenants.
(Diemelstadt) The location in Diemelstadt is excellently connected to the economic areas of Dortmund/Ruhr area, Kassel, Paderborn, and Bielefeld. Construction of the new property in Diemelstadt is planned to begin in the fourth quarter of 2023, with an expected initial occupancy by the end of 2024. The “Diemelstadt Logistics Park” will consist of six units that can be flexibly divided and rented. Scannell Properties offers its potential tenants modern logistics and office spaces in a central location with the “Diemelstadt Logistics Park.” Situated between Kassel/Bad Hersfeld and Paderborn, Diemelstadt is characterized by its good connections to the A44, A33, and A7 highways, which are central hubs in Germany.
Ecological Building Design
Scannell Properties plans the building according to a well-thought-out, CO²-saving sustainability concept. A DGNB certification aiming for Gold status is sought for the “Diemelstadt Logistics Park,” and the building will be equipped with state-of-the-art heat pump technology. Additionally, a green roof and the installation of photovoltaic systems emphasize the ecological building design. LED lighting, greywater usage, and e-charging stations are also part of the concept.
“After a 12-year planning phase with many setbacks and an exciting expression of interest process involving numerous applicants, the city of Diemelstadt was able to secure a reliable and experienced partner in Scannell Properties. My special thanks go to my colleagues from the municipal project team, Jörg Romberger, Christian Hübel, and Matthias Koch. The large logistics park will provide additional momentum to the already very positive development of the city of Diemelstadt and the entire region,” explains Mayor Elmar Schröder.
Collaboration with Local Authorities is Professional
Jordan Corynen, Managing Director DACH and Benelux of Scannell Properties, also reflects positively: “The collaboration with Mayor Elmar Schröder, his staff, and the local authorities is very professional and cooperative, and we are excited to make this project a success. The purchase agreement was concluded within three months thanks to the excellent cooperation of all parties. The plot in Diemelstadt has a strategically optimal location, and the flexibly divisible logistics property features a sustainable building design. These aspects are crucial for potential tenants, as initial inquiries show. As a family-owned company, we are always able to respond flexibly to customer requests and make quick decisions.”
