May 2024Eight months after the start of construction, Garbe Industrial Real Estate GmbH has completed a distribution warehouse it developed in Holzgerlingen, south of Stuttgart, with a total area of approximately 14,500 square meters. In the presence of representatives from business and politics, as well as employees from the companies involved in the construction, the property was officially handed over to EDEKA Südwest Stiftung & Co. KG.
(Hamburg/Holzgerlingen) Edeka will supply its grocery stores in the area between Heilbronn and Lake Constance with beverages from Holzgerlingen. “We are proud that we were able to complete the new construction project on time despite the challenging market situation. Planning, development, and construction went smoothly because all parties involved – from the permitting authority to the craft business – worked well together from the beginning and pulled in the same direction,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate.
The modern and sustainably constructed property was built on a plot of approximately 26,000 square meters of the total area of about 100,000 square meters in the Holzgerlingen industrial area “Buch” (Böblingen district). The new building has about 12,000 square meters of hall space. In addition, there are 850 square meters of space on intermediate levels and about 900 square meters for offices and social rooms. A special feature is a 520 square meter loading tunnel for the lateral loading and unloading of trucks, which significantly reduces noise emissions for the neighborhood.
Tailored to the requirements
“The facility’s equipment with the loading tunnel is ideally tailored to our requirements,” says Klaus Fickert, board member of EDEKA Südwest: “With this location, we ensure the long-term supply of goods for the independent EDEKA retailers and simultaneously pave the way for further spatial growth within our catchment area.”
The location is characterized by good transport connections. It is located about seven kilometers from Böblingen, ten kilometers from Sindelfingen, and 30 kilometers from downtown Stuttgart. The industrial area is connected to the A 8 via the B 464 and A 81. This is of central importance for the Stuttgart metropolitan region, as the transport axis connects the location westward with Karlsruhe and eastward with Ulm and Munich. There is also access to public transport: The nearest bus and train stop “Holzgerlingen, Buch” is only a few hundred meters away. Around 95 employees will be employed in the distribution warehouse.
Great emphasis on ecological construction
As with all project developments, Garbe Industrial Real Estate placed great emphasis on the ecological construction of the distribution warehouse in Holzgerlingen. Sustainable materials were predominantly used in the construction. The property is heated using air-to-air heat pumps. In the future, a photovoltaic system will be installed on the roof to generate renewable energy. The use of fossil energy sources is not necessary. The facades and roof are insulated with recyclable mineral wool to such an extent that the new building meets the requirements of the BEG-40 standard. Therefore, Garbe Industrial Real Estate aims for certification of the property according to the Gold Standard of the German Sustainable Building Council (DGNB).
