Harder Continues to Benefit from Companies ‘Fleeing’ Germany
9. March 2025Panattoni consistently drives its growth in emerging markets while remaining stable in established markets. After completing nine projects in Germany last year, nearly 987,000 m² are currently under development in Germany and Austria.
(Hamburg) In 2024, Panattoni completed nine projects and a campus with four buildings totaling 220,398 m². Recent completions include developments for SF-Filter in Immendingen, for Dachser in Landsberg, the Panattoni Park Magdeburg West II, and the City Docks of the Panattoni Campus Hannover Zentrum. Currently, Panattoni is active on 18 construction sites in Germany and Austria. In Germany, the area of ongoing developments amounts to approximately 950,000 m², while 37,000 m² are being realized in Austria. Additionally, the company is expanding its portfolio with four new, yet-to-be-announced park and BTS projects in Northern Germany, West Berlin, and Bavaria.
Every new property with photovoltaic roof areas
Sustainability plays a central role for Panattoni in project development. Almost every new property is planned with photovoltaic roof areas. Over the past one and a half years, more than 33 roof space rental agreements have been concluded. A standout example is the Panattoni Campus Hannover Zentrum, whose 80,000 m² rooftop PV system from the energy supplier enercity provides electricity for more than 4,000 two-person households. In addition to sustainable project developments, Panattoni places great importance on quality assurance and certifications. In 2024, among others, the International Consolidation Center of Mercedes-Benz AG in Bischweier and the Panattoni Park Friedewald were awarded the Brownfield Certificate from the German Brownfield Association (DEBV). Furthermore, three projects – Neuruppin (Fressnapf), Altenburg (Altenburger Spielkarten), and Dettelbach (Panattoni Park Würzburg Ost for s.Oliver) – received the coveted DGNB award in Platinum.
Strategic partnerships also play an important role in future development. Collaborations with intralogistics specialist Jungheinrich, the ELVIS network, and the BVBBusinessNetzwerk expand Panattoni’s market opportunities and innovation potential. With a clear focus on urban projects, sustainable urban development, and collaborative campus projects – consisting of build-to-suit developments, logistics parks, and city docks – Panattoni is consistently pursuing its diversification strategy. In Austria, the focus is also increasingly on the revitalization of historical brownfield areas.
Shaping the market with innovative real estate solutions
“We will continue to ensure stability and actively shape the market with innovative and sustainable real estate solutions,” emphasizes Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. Since 2014, Panattoni has developed more than 3 million m² of industrial, logistics, and commercial space in Germany and provided over 165 German and Austrian companies with future-proof locations. A total of 3.3 million m² of vacant land has been successfully transformed. 2.44 million m² of the new properties have been certified according to the standards of the German Sustainable Building Council (DGNB).
